Terms of Service

These terms are between you and MH Real Estate Solutions, LLC, a California limited liability company that operates AskRentAI (“AskRentAI,” “we,” “us”).

The short version. AskRentAI connects your Rent Manager account to the AI assistant you already use so you can ask questions about your portfolio and pull reports. You bring your own Rent Manager API access and your own AI assistant. Outputs can contain mistakes, so verify anything important against Rent Manager — AskRentAI is a tool, not financial advice. The full terms below control.

1. Acceptance

By creating an account or using AskRentAI, you agree to these Terms and to our Privacy Policy. If you’re agreeing on behalf of a company, you represent that you have authority to bind it. If you don’t agree, don’t use the service.

2. What AskRentAI is

AskRentAI is a hosted service that connects your Rent Manager account to a third-party AI assistant of your choice (such as Claude or ChatGPT). It lets you query your portfolio in plain language and generate reports. AskRentAI reads data from, and runs reports against, your Rent Manager account using the credentials you provide; it is a convenience layer over Rent Manager, not a system of record. Rent Manager is and remains your system of record.

3. Accounts and eligibility

You must provide accurate information, keep your account secure, and be responsible for activity under your account. AskRentAI is for business use by property operators and their authorized personnel.

4. Your Rent Manager access and responsibilities

You authorize AskRentAI to access your Rent Manager account on your behalf using the API credentials you supply. We recommend a dedicated, API-enabled Rent Manager user created for AskRentAI rather than a shared human login.
You represent that you have the right to grant this access and to allow us to process the data it exposes, including any resident or prospect personal information.
Your use of Rent Manager remains governed by your own agreement with London Computer Systems, Inc. You’re responsible for maintaining your Rent Manager subscription and API access and for complying with their terms.
You’re responsible for keeping your credentials current; if they change or are revoked, the service may stop working until you update them.

5. Third-party services

AskRentAI depends on services we don’t control — your AI assistant (operated by, e.g., Anthropic or OpenAI), Rent Manager (London Computer Systems), and our infrastructure providers. Your use of those services is governed by their terms, and we’re not responsible for their availability, changes, or actions. AskRentAI is an independent product and is not affiliated with, sponsored by, or endorsed by London Computer Systems, Inc. or any AI provider. Product names and trademarks belong to their respective owners.

6. Acceptable use

You agree not to:

Use the service in violation of law or of Rent Manager’s or your AI provider’s terms;
Access data you’re not authorized to access, or use another operator’s credentials;
Resell, sublicense, or provide the service to third parties except your own authorized personnel;
Attempt to circumvent rate limits, security controls, or per-account isolation, or otherwise disrupt the service;
Reverse engineer the service except to the extent the law permits.

7. Fees, trials, and billing

AskRentAI offers a free trial. After any trial or pilot period, paid plans are billed as described at signup or on our pricing page (currently $10 per user per month, metered). When billing is enabled, fees are charged through our payment processor; you authorize those charges. Taxes are your responsibility. Fees are non-refundable except where required by law. We may change pricing prospectively with notice.

8. Data and privacy

Our handling of your account information and your Rent Manager data is described in the Privacy Policy. In short: we act on your instructions as your processor for Rent Manager data, we don’t sell your data, and we don’t use it to train AI models. You retain all rights to your data.

9. Accuracy — important

AskRentAI surfaces data from Rent Manager and computes analytics, and it operates through AI assistants that can make mistakes. Outputs may be incomplete, out of date, or incorrect, and reports depend on how your Rent Manager account is configured. AskRentAI does not provide financial, accounting, legal, tax, or investment advice. Always verify material figures against Rent Manager and your professional advisors before relying on them or acting on them.

10. Service availability

We aim for high availability but provide the service “as is” and don’t guarantee it will be uninterrupted or error-free. We may modify, suspend, or discontinue features. We may suspend access to protect the service or if you breach these Terms.

11. Disclaimers

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

12. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ASKRENTAI WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUES, OR DATA. OUR TOTAL LIABILITY ARISING OUT OF OR RELATING TO THE SERVICE WILL NOT EXCEED THE AMOUNTS YOU PAID US IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM (OR, IF YOU HAVE PAID NOTHING, USD $100).

13. Indemnification

You agree to indemnify and hold AskRentAI harmless from claims arising out of your data, your use of the service, your violation of these Terms, or your violation of any third party’s rights or any third-party service’s terms.

14. Termination

You may stop using the service and close your account at any time. We may suspend or terminate access for breach or to protect the service. On termination we delete your data as described in the Privacy Policy. Sections that by their nature should survive (e.g., 9, 11, 12, 13, 15) survive termination.

15. Governing law and disputes

These Terms are governed by the laws of the State of California, without regard to conflict-of-law rules. The exclusive venue for disputes is Placer County, California, and you consent to that jurisdiction.

16. Changes to these Terms

We may update these Terms as the product evolves. We’ll update the effective date and, for material changes, notify account holders. Continued use after changes take effect means you accept the updated Terms.
